We have partnered with a Regional Managemen tcompany who is in need of a skilled Leasing Agent to help with their New Haven portfolio of over 1500 units.
Pay range of $20-22/hour with a schedule of 8am – 430pm Mon-Fri
The Leasing Specialist is responsible for driving and maintaining high occupancy levels while ensuring full compliance with HUD, LIHTC, Fair Housing regulations, and established Resident Selection Plans. This role oversees the complete leasing process, supports on-site leasing staff, and may serve in place of the Regional Property Manager as designated.
Key Responsibilities
Duties include, but are not limited to:

Oversee the entire leasing cycle, including marketing, property tours, application processing, approvals, and move-ins

Track vacancies, manage unit turnover, and monitor lease-up progress

Convert phone, online, and walk-in inquiries into qualified applicants

Prepare and process move-in documentation in compliance with HUD and LIHTC guidelines

Conduct applicant interviews and perform required credit, criminal, and EIV screenings in accordance with policy

Issue approval or denial notices in full compliance with Fair Housing laws

Maintain accurate leasing files, databases, and reporting systems

Coordinate marketing initiatives and complete market surveys

Support and mentor leasing staff to meet occupancy and performance goals

Serve as a liaison between residents, site staff, and management

Develop and implement resident retention strategies
Qualifications

Minimum of five years of experience in property management or affordable housing leasing required

Certified Occupancy Specialist (COS) and Tax Credit certification (TCS, C3P, or equivalent) required

Strong knowledge of HUD, LIHTC, and Fair Housing regulations

Excellent organizational, leadership, and interpersonal skills

Ability to work independently and effectively manage multiple priorities

Proficiency in Microsoft Word, Outlook, and Excel

Demonstrated ability to maintain confidentiality and professionalism

Must be able to lift up to 25 pounds

Bilingual fluency in English and Spanish required
