Asset Manager

We are seeking an individual to lead the asset management of our multifamily portfolio in the Boston Region. This is a leadership role, responsible for all operational components of the portfolio, including property management, maintenance, leasing, and construction. The position creates reports and recommendations, and oversees property level staff, to optimize the operation and acquisition of real estate assets. Strong management and analytical skills are required.

 

Responsibilities:

  • Proactively anticipate, identify, and respond to portfolio needs through:
  • Analysis of key performance indicators
  • Analysis of market factors
  • Identifying income generating and cost reducing strategies
  • Hands-on management of property level staff
  • Analyze cash flow projections, asset valuations, risk analyses
  • Develop reports to internal and external partners
  • Work with Property Management, Legal, Accounting, HR, and other team members to optimize assets’ performance
  • Perform pre-acquisition analysis and due diligence, including review of financial and operational assumptions
  • Lead post-acquisition activities, such as integration of asset onto company’s property management software
  • Oversee capital improvement projects
  • Lead budget creation and analysis process
  • Train property management staff
  • Identify and address workplace safety concerns
  • Negotiate with third parties, such as contractors and vendors
  • Serve as key reviewer in accounts payable/invoice review process
  • Perform market analysis, including comps analysis
  • Perform varied research, such as monitoring industry best practices and trends
  • Review Quarterly Financials and Trend Reports
  • Create property performance reports for both internal and external use.
  • Review Monthly Financials and Trend Reports
  • High Proficiency with Microsoft Excel and Word

 

Qualifications:

  • Must have bachelor’s degree in accounting, finance, real estate, business, or economics
  • Must have strong financial analysis, market research and critical decision making skills
  • Must have strong computer literacy skills and have the ability to utilize Property Management computer software
  • Must have experience project management, scheduling, and budgeting experience
  • Minimum of one year equivalent asset management/analysis experience preferred
  • Must have working knowledge of Microsoft Office 2007, with a strong working knowledge of Excel
  • Must have knowledge of real estate finance terminology and its application in financial analysis, including NOI, cap rate, debt coverage ratio, yield maintenance, preferred returns, waterfalls, positive leverage, and loan amortization
