Maintenance Technician

We have partnered with a top Property Management company in the region with 3 locations in Middletown NY and is looking to grow their Maintenance staff.

Typical Schedule
8AM – 4:30 PM Monday to Friday with potential Overtime & On call

Pay: $23.00 – $24.00 per hour

Skills:
Must be able to diagnose and repair basic problems with, but not limited to the following:

  • ¨ major appliances
  • ¨ HVAC
  • ¨ plumbing
  • ¨ electrical
  • ¨ sheetrock
  • ¨ general carpentry
  • ¨ painting
  • ¨ pool care (if required by property)
  • ¨ pest control (if required by property)
  • ¨ exterior repairs – gutters, fascia & soffits, roof repairs & maintenance

(All major roofing, plumbing, electrical work, HVAC will be completed by licensed, insured contractors.)

In addition, the position requires the following skills:

  • ¨ strong customer service orientation
  • ¨ ability to deal well with people
  • ¨ good verbal and written communication skills
  • ¨ good organizational skills

Essential job functions including but not limited to the following :

  • Ensure that physical condition of the property is maintained according to company operating and safety standards.
  • Responsible for the decorum and cleanliness of all grounds and building interiors and exteriors.
  • Responsible for snow control of all parking lots and sidewalks as to ensure the safety of all residents and visitors.
  • Handle all maintenance-related resident issues in a timely fashion, while communicating the status to the Maintenance Supervisor as well as the residents.
  • Organize and prioritize service requests and general maintenance tasks. Ensure that all service orders are properly documented in accordance with the company’s service order procedures.
  • Ensure that vacant units are made rent-ready in a timely manner. Ensure all make-readies are inspected.
  • Must be knowledgeable of inventory levels of spare parts and supplies and inform supervisor of shortages.
  • Adhere to the company’s safety programs, policies and procedures.
  • Participate in company training classes, as required.
  • All other tasks as assigned by your supervisor.

Qualifications :
Education:
For safety and productivity reasons, the position requires the ability to read and write English correctly and fluently. In addition, the position requires the ability to accurately perform basic to intermediate mathematical functions.

Licenses: Valid driver’s license and valid insurance

Attendance:
Position requires ability to work any of the seven days of the week, 52 weeks of the year. It is extremely critical that individuals possess the ability to work their scheduled hours plus any other hours necessary to complete the job. Position requires the ability to serve on-call, as scheduled or as necessary including times of inclement weather and state of emergencies.

Equipment:

  • Position requires individuals to furnish their own vehicle or to use a vehicle provided by the property to transport tools and supplies around the property. Persons must be able to drive the vehicle without jeopardizing the safety of themselves, fellow employees and residents.
  • Position requires individuals to be able to use general maintenance equipment including, but not limited to: handtools, ladders, Freon recovery units, landscaping equipment and required safety equipment. All equipment must be used without jeopardizing the safety of themselves, fellow employees and residents. Appropriate safety equipment and apparel must be worn.
  • Position requires individuals to wear appropriate maintenance uniform apparel and safety equipment.
