Job Overview:
We are seeking a highly skilled and detail-oriented Residential Construction Superintendent to oversee and manage the day-to-day operations of residential construction projects. The ideal candidate will be responsible for ensuring that residential construction projects are completed on time, within budget, and to the highest quality standards. This role requires strong leadership, excellent communication skills, and a deep understanding of construction processes and regulations.
Key Responsibilities:

Project Oversight: Manage and supervise all phases of residential construction projects, from site preparation to final inspection and delivery. Ensure the project is completed on schedule, within budget, and according to the project plans and specifications.

Team Leadership: Supervise and coordinate the activities of subcontractors, construction workers, and on-site personnel. Ensure that all workers follow safety protocols, work efficiently, and maintain high-quality workmanship.

Schedule Management: Develop, maintain, and update detailed project schedules. Monitor the progress of work and make adjustments as necessary to stay on track with project timelines.

Quality Control: Ensure that all work meets or exceeds company quality standards, building codes, and regulations. Conduct inspections at various stages of the construction process and resolve any issues or deficiencies.

Safety Compliance: Enforce safety policies and ensure the job site complies with OSHA and other relevant safety standards. Conduct regular safety meetings and maintain safety records.

Materials and Resources: Coordinate the procurement of materials, equipment, and supplies. Track inventory and ensure that materials are delivered on time to avoid delays.

Budget and Cost Control: Monitor and control project expenses, track labor costs, and ensure that projects are completed within the allocated budget. Assist in the preparation of cost estimates and change orders.

Communication and Reporting: Serve as the primary point of contact for clients, project managers, architects, and other stakeholders. Provide regular project updates and report any issues, delays, or changes to the project manager or construction manager.

Problem Solving: Proactively identify and resolve issues that arise on the construction site, including scheduling conflicts, resource shortages, and construction challenges.

Final Inspections and Closeout: Ensure the successful completion of the project, including final inspections, addressing punch list items, and ensuring the proper documentation is submitted for project closeout.
Qualifications:

Education: High school diploma or GED required. A degree in construction management, civil engineering, or a related field is preferred.

Experience: Minimum of 5 years of experience in residential construction, with at least 2 years in a supervisory or superintendent role.

Skills:

Strong knowledge of residential construction processes, materials, and best practices.

Proficient in reading and interpreting blueprints, construction drawings, and specifications.

Experience with scheduling software and project management tools.

Excellent leadership, communication, and organizational skills.

In-depth knowledge of safety regulations and building codes.

Certifications: OSHA 30-Hour Construction Safety Certification preferred. Other relevant certifications (e.g., First Aid/CPR, forklift operator) a plus.
Physical Requirements:
