Construction Project Manager

Job Summary:
The Commercial Construction Project Manager will be responsible for managing all aspects of commercial construction projects, ensuring that projects are completed on time, within budget, and in compliance with quality standards. This individual will oversee the planning, coordination, and execution of construction activities, work closely with clients, subcontractors, vendors, and internal teams, and ensure that all safety, regulatory, and contractual requirements are met.

Key Responsibilities:

  • Project Planning and Coordination:

  • Develop detailed project plans, timelines, and budgets, and ensure resources are allocated effectively.

  • Coordinate with architects, engineers, contractors, and other project stakeholders to develop clear project scopes and specifications.

  • Establish project schedules and ensure that milestones are met in accordance with the timeline.

  • Prepare and manage the procurement process for contractors and materials.

  • Team Leadership and Supervision:

  • Lead and manage construction teams, including subcontractors, suppliers, and other on-site personnel.

  • Monitor team performance to ensure quality standards, safety protocols, and timelines are met.

  • Resolve any issues or conflicts that may arise on-site and foster a collaborative work environment.

  • Maintain strong communication with all parties involved in the project, including clients, architects, and subcontractors.

  • Budget and Cost Management:

  • Prepare and manage project budgets, ensuring that all expenditures are tracked and within budget.

  • Review and approve subcontractor invoices and vendor payments.

  • Identify and address cost overruns, and develop strategies to mitigate financial risks.

  • Monitor and report on project financial performance to senior management and clients.

  • Quality and Compliance Assurance:

  • Ensure that all construction activities adhere to safety standards, building codes, and legal regulations.

  • Perform regular site inspections to ensure quality control and the proper implementation of design specifications.

  • Maintain and manage required permits and documentation throughout the project lifecycle.

  • Address any deviations from the project’s scope, quality standards, or schedule in a timely manner.

  • Risk Management and Problem-Solving:

  • Identify potential risks to project timelines, budgets, or quality and develop mitigation plans.

  • Proactively address issues that could impact the project’s success, including technical, financial, or logistical challenges.

  • Ensure effective communication and problem resolution between internal teams, subcontractors, and clients.

  • Client and Stakeholder Communication:

  • Serve as the primary point of contact for clients, providing regular project updates, addressing concerns, and managing expectations.

  • Prepare and present progress reports, including status updates on timelines, budgets, and milestones.

  • Foster and maintain strong relationships with clients and stakeholders throughout the project lifecycle.

    Qualifications:

    • Bachelor’s degree in Construction Management, Civil Engineering, or a related field (or equivalent experience).

    • 5+ years of experience in commercial construction project management, with a proven track record of successfully managing large-scale projects.

    • Strong knowledge of construction processes, building codes, safety regulations, and best practices.

    • Excellent project management skills, including the ability to manage multiple projects simultaneously, prioritize tasks, and meet deadlines.

    • Proficiency in construction project management software (e.g., Procore, Buildertrend, Microsoft Project).

    • Exceptional communication, negotiation, and leadership skills.

    • Strong financial acumen, with experience in budgeting, cost control, and contract management.

    • Ability to resolve issues quickly and effectively, maintaining positive relationships with clients, subcontractors, and project teams.

    • Strong problem-solving and decision-making abilities.

    Preferred Qualifications:

    • PMP (Project Management Professional) certification or similar professional designation.

    • OSHA certification or other relevant safety training.

    • Experience managing projects across various commercial sectors (e.g., office buildings, retail, healthcare, industrial).

    • Familiarity with LEED certification or sustainable building practices.
