We have a need for a Property Manager in downtown a newly built for one of our Section 8/LIHTC properties.
Some of the buildings on the property are still being built, this role will be joining the tream to help establish plans and processes for the lease-up and grand opening, then manage when tenants start moving in.
$60K range with great benefits.
Need to have low income housing certifications: COS, or a TCS or a BOS.
Tenant Relations:
- Establish and maintain positive relationships with tenants, addressing their concerns, inquires, and requests promptly and professionally.
- Implement strategies to ensure tenant retention and satisfaction, such as organizing events, fostering a sense of community, and addressing tenant needs.
Rent Collection and Financial Management
- Collect rent from tenants in a timely manner and enforce rent collection policies.
- Assist tenants in understanding their rental obligations and offer support for financial management.
- Monitor and manage the property’s budget, ensuring expenses are within approved limits.
- Collaborate with accounting and finance departments to ensure accurate recordkeeping and financial reporting
Maintenance and Repairs
- Coordinate and oversee maintenance and repairs, ensuring timely and cost effective resolution of issues.
- Conduct regular inspections of the property to identify maintenance needs and address them promptly.
- Collaborate with contractors and vendors to obtain competitive bids and select reliable service providers.
- Maintain comprehensive records of maintenance activities, expenses, and warranties.
Regulatory Compliance
- Ensure compliance with all applicable local, state, and federal housing regulations, including fair housing laws and low-income housing guidelines.
- Staying updated on regulatory changes and ensure the property’s policies and procedures align with the requirements.
- Assist with the preparation and submission of required reports, documentation, and certifications.
Lease Administration
- Oversee the lease application process, including screening prospective tenants, conducting background checks, and verifying income eligibility,
- Prepare and execute lease agreements, ensuring adherence to relevant regulations and policies.
- Enforce lease terms and policies, including addressing lease violations and initiating eviction processes when necessary.
Qualifications
Previous experience in property management, specifically in Section 8 and LIHTC
