Position Overview
We are seeking an experienced Facilities Manager to oversee a commercial & residential portfolio in Newark, NJ. This role is responsible for the day-to-day operations, maintenance, vendor management, and overall performance of assigned assets. The ideal candidate is hands-on, highly organized, and experienced in managing commercial building systems while delivering exceptional tenant service.

Key Responsibilities
Oversee daily operations of a commercial property portfolio
Manage preventative maintenance programs and ensure timely completion of work orders
Supervise on-site maintenance staff and third-party vendors
Ensure all building systems (HVAC, electrical, plumbing, life safety) operate efficiently
Conduct regular property inspections and identify capital improvement needs
Prepare and manage operating budgets; monitor expenses
Ensure compliance with local, state, and federal regulations
Respond to emergencies as needed
Maintain strong tenant relationships and provide high-level customer service

Qualifications
3+ years of facilities or property management experience (commercial required)
Strong knowledge of building systems and preventative maintenance programs
Experience managing vendors and service contracts
Budgeting and cost control experience
Excellent communication and problem-solving skills
Ability to prioritize and multitask in a fast-paced environment
Proficiency in Microsoft Office and property management systems
