Property Manager – Greater Philadelphia Portfolio

We are seeking an experienced Property Manager, to oversee operations for a portfolio of retail properties in the Greater Philadelphia region. This is a dynamic role for a professional who thrives in a team environment and wants to implement best practices to drive maximum productivity and value.
Responsibilities:
- Operations Management: Direct day-to-day operational needs, including R&M, landscaping, waste, security, and janitorial services, ensuring all properties meet elite corporate standards.
- Tenant Relations: Act as the primary point of contact for merchants; resolve lease and maintenance issues while gathering market intel to support regional strategy.
- Financial Oversight: Develop and manage annual operating budgets, prepare monthly variance reports, and execute quarterly reforecasts. Manage all controllable expenses without compromising asset integrity.
- Capital Projects: Determine specifications and lead the competitive bidding process for large-scale maintenance, capital improvements, and service agreements.
- Stakeholder Collaboration: Partner with Leasing, Tenant Coordination, and Marketing teams to expedite landlord work, space delivery, and grand openings.
- Collections & Reporting: Manage Accounts Receivable (collections) and ensure timely submission of activity, roof, and lighting inspection reports.
Qualifications:
- Experience: Minimum of 5 years in retail shopping center management, specifically managing a multi-property portfolio.
- Education: Bachelor’s degree in a relevant field or equivalent professional experience.
- Financial Acumen: Strong proficiency in budgeting, financial statement analysis, and lease interpretation.
- Communication: Exceptional interpersonal and written communication skills with a proven ability to manage diverse stakeholders and service personnel.
- Technical Skills: Proficient in Microsoft Office (Excel, Word, Outlook); experience with property management software is a plus.
- Flexibility: Ability to work beyond standard business hours as needed and perform comprehensive on-site inspections.
