Full job description
A Property Management and Real Estate Development Firm, is seeking a motivated and detail-oriented Assistant Property Manager to join our growing team. While we manage properties all over Massachusetts, this specific role will focus on our apartment communities in East Boston and Winthrop, MA. This is an excellent opportunity for someone looking to build a career in real estate and gain hands-on experience in property management.

Are you handy and motivated to learn about real estate?! You’ll be reporting directly to the Senior Property Manager for East Boston and Winthrop, and you’ll support the smooth operation and high occupancy rates of our residential portfolio in East Boston and Winthrop. There is a strong focus on apartment rentals for this position! This person will manage the entire apartment rental process from initial inquiry to lease signing. Training will be provided!

This full-time hybrid position will require regular travel to properties in East Boston and Winthrop, with the possibility of traveling to other locations as needed. Candidates must have access to a vehicle for travel, as we anticipate this person to be onsite most of the time. The balance of work time may be completed from home. We’re looking for someone local to the East Boston/Winthrop area.

Key Responsibilities
Leasing & Marketing

  • Manage the entire apartment rental process from initial inquiry to lease signing.
  • Conduct property showings and virtual tours for prospective tenants.
  • Respond to rental inquiries promptly and professionally via phone, email, and online platforms.
  • Process rental applications, conduct background checks, and verify tenant qualifications.
  • Develop and implement marketing strategies to attract prospective tenants and minimize vacancies.
  • Maintain accurate and up-to-date listings on various rental platforms (e.g., Zillow, Apartments.com, social media).
  • Monitor market trends and competitor pricing to ensure competitive rental rates.

Tenant Relations

  • Serve as a point of contact for current and prospective tenants.
  • Address tenant inquiries, concerns, and maintenance requests in a timely and efficient manner.
  • Assist with lease renewals and tenant retention initiatives.
  • Facilitate move-in and move-out procedures, including inspections and security deposit reconciliations.
  • Mediate tenant disputes and foster positive landlord-tenant relationships.

Administrative Support

  • Assist with rent collection and overdue notices as needed.
  • Prepare reports on occupancy rates, rental income, and leasing activity.
  • Coordinate with vendors and contractors for property maintenance and repairs.
  • Support property managers with various administrative tasks and special projects.
  • Ensure compliance with all local, state, and federal housing laws and regulations.

Qualifications
Experience: 
No prior property management or real estate experience is required but is a plus.

Knowledge: 
A willingness to learn about residential leasing processes, fair housing laws, and landlord-tenant regulations in Massachusetts.

Location: 
Must be local to the East Boston and Winthrop, MA areas.

Skills:

  • Excellent communication (written and verbal) and interpersonal skills. Speaking Spanish is a plus but not required!
  • Strong organizational and time management abilities, with keen attention to detail.
  • Proficiency in basic computer skills (e.g., Microsoft Office Suite – Word, Excel, Outlook).
  • Ability to learn new software quickly (experience with property management software like AppFolio is a plus but not required).
  • Proven ability to work independently and as part of a team.
  • Customer service-oriented with a professional and positive demeanor.
  • Ability to multitask and prioritize in a fast-paced environment.
  • Ability to lift 40 pounds.
  • Transportation: Valid driver’s license and reliable transportation required, as travel between properties in East Boston and Winthrop will be necessary.
  • Schedule: Some night and weekend coverage will be required on a rotating schedule with other staff.
  • Background Check: Must be willing to participate in a background check.
