Condo Portfolio Manager

We have partnered with a local Condo Management company is looking to add new Managers to oversee their growing portfolio, openings in the Danbury and Hamden CT offices!

Previous experience and team-oriented/”whatever it takes” personality are key to getting this position.

Compensation is based on experience – pay range between $80-120K plus benefits and bonuses.

Under limited supervision, the property manager is the primary contact to oversee and coordinate all property management, maintenance, and limited construction activities associated with small to midsized, multiple-building/unit condominium, co-op and town house buildings.
The property manager is responsible for supervising the properties to ensure that they are promptly and efficiently managed with respect to maintenance, accounting and owner satisfaction.?

DUTIES AND RESPONSIBILITIES:?

  • Oversee the management of buildings, including maintenance services and outside contractors/vendors
  • Direct contact for any/all resident concerns/requests pertaining to any/all building related issues
  • Contact and place service orders with maintenance staff or specialty vendors/contractors?
  • Assist with creating and maintaining appropriate budgets for each of the condo associations and oversee accounting and financial statements.
  • Monitor contracts for compliance and control costs
  • Coordinate with account manager to ensure administrative document conformity to include insurance compliance and expiration(s) for all buildings, assessment collections and follow-up with assessment delinquencies ensuring that proper notices have been distributed
  • Solicit bids for maintenance contractors and construction projects, create scope spreadsheets, and participate in the selection of contractors?
  • Perform quality assurance and control inspections for each of the buildings to ensure proper maintenance, adherence to contract specifications, and compliance with industry standards?
  • Maintain a thorough knowledge of all property management documents (Bylaws and Declarations, Rules and Regulations, certificates of insurance, vendor contracts) and operate the properties in accordance with these documents.?
  • Perform miscellaneous job-related duties as assigned that include assistance with general property management issues and policies including small administrative projects and tasks as assigned.
  • Answer and appropriately direct concerned owner phone calls and inform residents of policies/procedures.
  • Handle emergency issues afterhours associated with properties or as needed.???

REQUIREMENTS:

  • Must have a minimum of 1 year experience with condominium property management and have worked directly with Board of Directors.? Must have CAM license
  • Excellent customer service, open and helpful communication, and exceptional organizational skills
  • Excellent verbal and written communication and customer service skills.??
  • Be able to create budgets, track financials, and communicate updates.
  • Effective leadership, mentoring and coaching skills.
  • Valid driver’s license and reliable transportation
  • Ability to work independently, self-manage, and motivate.
  • This is a full time position.? Salary is based on experienced??

QUALIFICATIONS:

  • Education:? Bachelor Degree and Community Association Management (CAM) certification or higher in property management.?
  • 2 year minimum in condominium property management with management, customer service, supervisory experience, administrative, and accounting experience.?
  • Engineering, architectural, construction or similar experience a plus.?
  • Proficient in all MS Office applications.??
