Key Responsibilities
Responsibilities include, but are not limited to:
- Manage full leasing lifecycle: advertising, tours, applications, approvals, and move-ins
- Monitor vacancies, unit turnover, and lease-up activity
- Convert phone, online, and walk-in prospects into qualified applicants
- Process move-in files in compliance with HUD and LIHTC regulations
- Conduct applicant interviews, credit, criminal, and EIV screenings per policy
- Issue approval and denial notices in accordance with Fair Housing laws
- Maintain accurate leasing files, databases, and reports
- Coordinate marketing efforts and conduct market surveys
- Support and guide leasing staff to achieve occupancy goals
- Act as liaison between residents, site staff, and management
- Implement resident retention strategies
Qualifications
- Minimum 5 years of property management or affordable housing leasing experience is required.
- Certified Occupancy Specialist (COS) and Tax Credit certification (TCS, C3P, or equivalent) are highly preferred
- Knowledge of HUD, LIHTC, and Fair Housing regulations.
- Strong organizational, leadership, and interpersonal skills.
- Ability to work independently and manage multiple priorities.
- Proficient in MS Word, Outlook, and Excel.
- Ability to maintain confidentiality and professionalism at all times.
- Ability to lift up to 25 lbs
- Bilingual (English/Spanish) is preferred
