Maintenance Foreman
Albany, NY
Monday-Friday 8:00 AM – 4:30 PM.
Pay: 25/hr
Job Responsibilities:
-Coordination and oversight of all service requests, turnover and preventative maintenance utilizing management software.
-Ensuring that all are completed in an efficient, effective and timely manner.
-Maintenance of all equipment supplies and completion of preventative maintenance -schedule.
-Communicate with Community Manager to define ‘made-ready’ for apartment turnovers.
-Maintain on-call schedule.
-Responsible for the purchasing/ordering of all maintenance and turnover supplies and adherence to the maintenance budget.
-Completion of work orders in a timely and effective manner.
-Oversight of all contract labor.
-Responsible for the overall presentation of the site (landscaping, snow removal, general cleanliness)
-Any other related duties as requested by supervisory council and management. The responsibilities listed above are by no means all inclusive and can be modified as the supervisory & management team deem fit.
Essential Job Functions:
-Must be able to lift and carry at least 50 pounds and negotiate stairs and ladders easily.
-Demonstrate an ability to support and contribute to community team.
-Demonstrate strong oral and written communication skills.
-Must possess a positive attitude and the ability to smile under all circumstances.
-Participate in training to comply with new or existing laws.
-Ability to work a flexible schedule, including evenings and weekends.
-Two (2) years’ experience in previous relevant field.
-Neat, clean, professional always throughout the workday and/or whenever present at the community.
-Comply with expectations as demonstrated in the employee handbook.
-Demonstrate ability to diffuse and respond to customer concerns to avoid escalation of the problem.
