Property Manager

We have partnered with a Regional Property Management company who is acquiring a high-end 200 unit property in Troy NY.  They are in need of a seasoned Property Manager who will handle all aspects of the role — Tenant Relations, Occupany, Maintenance, and the Property Financials.

Pay range around $90K with a strong bonus and benefits program.  This positon is scheduled to start in Early/Mid January.

The Property Manager is responsible for overseeing the day-to-day operations, financial performance, and resident satisfaction of assigned residential properties. This position ensures compliance with applicable housing laws, company policies, and safety standards while maintaining positive relationships with residents, vendors, and team members.

This role requires strong organizational, financial, and communication skills, as well as the ability to lead on-site teams to achieve company goals.

Duties and Responsibilities
Property and Operations Management

  • Manage daily operations of assigned residential properties in accordance with company policies and procedures.
  • Conduct regular property inspections and coordinate maintenance, repairs, and capital improvements.
  • Maintain compliance with all applicable local, state, and federal regulations, including Fair Housing and safety standards.
  • Maintain accurate property records, lease files, and resident documentation.

Financial and Budget Oversight

  • Prepare, implement, and monitor annual operating budgets for each property.
  • Ensure timely collection of rent and other payments; monitor delinquency reports and take appropriate action.
  • Review and approve invoices, track expenses, and maintain financial accountability.
  • Prepare financial and operational reports as required.

Leasing and Resident Relations

  • Support leasing and marketing activities to maintain high occupancy levels.
  • Manage lease renewals and ensure adherence to lease terms.
  • Respond promptly and professionally to resident inquiries, complaints, and service requests.
  • Conduct move-in and move-out inspections and ensure timely resolution of any issues.

Vendor and Staff Coordination

  • Supervise and support on-site personnel, ensuring proper training, compliance, and performance.
  • Develop and maintain professional relationships with vendors and contractors.
  • Solicit and evaluate vendor bids, monitor contract performance, and ensure work quality.
  • Collaborate with other Elm Grove departments to ensure consistent service delivery.

Qualifications

  • Bachelor’s degree in Business, Real Estate, or related field preferred.
  • Minimum of 3–5 years of experience in residential property management.
  • Proficiency in property management software (e.g., AppFolio, Yardi, Buildium) and Microsoft Office Suite.
  • Strong knowledge of landlord-tenant law, Fair Housing, and local housing regulations.
  • Excellent communication, leadership, and organizational skills.
  • Professional certification (e.g., CPM, ARM, CAM) preferred but not required.
