Residential Project Manager

Principle Duties and Responsibilities:

  • Oversee, coordinate and communicate all activities related to the projects you are managing. This includes but is not limited to the following:
  • Scheduling of all work, responsible for overall construction quality, budget management and production over site
  • Coordination of all materials, staff, equipment, and subcontractors required to produce a quality job and to maximize efficiency.
  • Review construction packages (contract, budget, drawings, and schedule) prior to beginning construction.
  • Identify and request additional information needed for construction.
  • Distribute and maintain construction package during construction.
  • Communicate with the management team regarding organization of crews, procuring materials, fleet, tools, equipment, and subcontractors.
  • Approve timesheets, invoices, and daily site reports on all projects that you are responsible for.
  • Manage project closeouts and follow-ups.
  • Communication with the design team and the client.
  • Create and communicate via email all weekly progress to entire project team and client
  • Create and maintain all schedules. 
  • Ensure crews and subcontractors are properly representing the company and following company policies.
Goals and Objectives:

  • Ensure quality control. Maintain schedule, budget, and high level of construction to ensure profitability.
  • Educate and help staff to develop at all levels.
  • Manage staff, subcontractors, schedules, and budgets to deliver a well-built project on time and within budget.
  • Establish a high level of communication to all involved parties.

Special Conditions:

  • Company vehicle will be provided in order to perform work.

Education and Experience:

  • Minimum 5 years’ experience managing residential construction at all levels.
  • Be able to generate draft progress billing for projects.
  • Be able to draft proposals for additional work and/or change orders. Associates/Bachelor’s degree
